Tenant Customer Service and Issue Resolution
There is a strong relationship between rental property profitability and the retention of responsible tenants. We minimize tenant turnover and its resulting leasing and vacancy expense by developing strong landlord tenant relationships based on expeditious response to tenant concerns and cheerful customer service.
Leasing Units and Eviction Assistance
Our management fee is based on rental revenue actually received (not gross rent roll) so, we have a personal incentive to make sure your units are always rented at the highest rent the market will bear and that rent collection is aggressively pursued. We periodically conduct rental market analysis to ensure your units are always rented at or above market. We operate on a strict policy that rent is due on the 1st. If an eviction is necessary, we can assist in the referral of competent and experienced landlord/tenant attorneys to assist you in the process.
Tenant Screening
We run a credit report on prospective tenants, verify employment information and contact previous landlords to obtain tenant references. If requested by the owner, criminal and eviction screenings can be done for an additional fee paid to the company providing the service.
Property inspection
Prior to new tenants moving in, we inspect the property to verify move-in condition. The same process will apply at the move-out phase to insure the apartment is left in acceptable condition before the tenant receives full refund of their security deposit.
Bookkeeping and Financial Reporting
We provide our owners a monthly income statement detailing their properties’ performance for the month. All rental payments will be mailed out or deposited into a bank account designated by the owner. Our books are professionally kept and at year’s end we deliver a financial statement for the year to our owner’s tax filing needs.
Property Maintenance and Improvements
When maintenance or repairs are necessary, we will contact the appropriate professional as indicated by the owner and oversee that all repairs are done in a timely fashion and satisfactorily and report all information to the owner.
Property Management Fees
Our fees are based on a percentage a owner’s gross rent roll and ranges from 6% to 10% of gross rent collected each month depending on the number of rental units. Basing our fees on rent collected ensures you do not have to pay a fee based on rent that is not even received as you might with other property managers that charge based on gross rent roll that may or may not be collected each month.
